The structure

How a deal works

We keep the structure simple on purpose. Here is the life of a typical deal from start to finish.

    A property owner needs capital.

    They have significant equity in a single-family home and need short-term funding that banks will not provide.

  2. 02

    We verify the collateral.

    Digital valuation, title review, and underwriting focused on one question: does the property comfortably secure the deal? We fund at roughly 50% of value, which means the property is worth about twice what goes into it.

  3. 03

    The deal is funded.

    The deal is funded and control changes hands. From day one, the investor holds the controlling interest in the property. Not a lien, not a claim, not a place in line. Direct control of the asset itself, on record, until the client completes their buyback.

  4. 04

    The client completes their buyback.

    Terms run 1 to 2 years. When the client completes the buyback, capital comes back out of the deal along with the agreed economics.

West Sound Capital is a Seattle‑area team of real estate investors and small business owners. We personally underwrite every deal and talk to every client directly, and we also own and operate a residential acquisition and renovation business, so the underwriting comes from people who have bought, fixed, valued, and sold real property with their own money.
